* Direct Booking Conditions
This option is available to personal friends and to guests who have stayed with us before and received a 5-star rating from us.
The discount does not apply to the cleaning costs included in the overall price.
The offer applies to bookings of 3 nights or more during: October, November, January, February, and March, and 5 nights or more during all other months (based on first night of stay).
To benefit from this discount, check cost and availability on one Booking.com, deduct 10% from the cost and add £15 (to remove discount from cleaning costs).
Click the Book Direct button to email Red Kite Hosts, send them a screenshot of your Booking.com price, they will then arrange your booking.
We will ask for a £300 deposit against damage, loss, breakages, and late cancellation. This will be held by Red Kite Hosts and refunded (with any relevant adjustments) after your departure.
Payment for your holiday and a separate payment for the deposit must be received within 1 week of confirming your booking.
If you cancel your booking for reasons other than exceptional circumstances less than 2 weeks prior to your day of arrival we will charge you a £150 cancellation fee and will refund the sum paid for your holiday booking. Cancellations received more than 2 weeks prior to your day of arrival will receive a full refund of both your deposit and holiday payment.
